Theory Design creates custom interior for estate home in Quail West


The fastest growing high-end interior design firm in Southwest Florida, Theory Design, works hand-in-hand with leading full-service development firm, Seagate Development Group, on the design interior of a nearly 5,500 square foot estate home at Quail West Golf & Country Club.

The master designer of this newly sold estate home is Ruta Menaghlazi, visionary leader of Theory Design and Vice President of Design. She works closely with the interior designer, Celeste Cornejo.

This sweet modern private residence will feature natural finishes and timeless details among four bedrooms plus an office, four full and two half baths and a three and a half car split garage. The estate will also reflect the luxury and prestige of the community, while establishing its unique qualities via a Zen-like atmosphere, expansive entertaining spaces and clean lines to complement its open-concept floor plan.

Peace and quiet will encapsulate modernity from the start – a geometric cobblestone driveway, a bridge walkway flanked by water features, and modern columns at the entrance. These stylish details will lead to a white facade with a light sand finish, black framed windows, black garage doors, a black pivot-style front door and aluminum LED wall lanterns – all under a roof in dark anthracite flat tiles.

Inside, the foyer will start with European white oak flooring and bring one straight into the living room with intimate, comfortable seating and a tiered ceiling with LED lighting. This welcoming space will be located between the office on one side and the family room on the other. The latter – along with the dining room, kitchen and master suite – will feature an inverted soffit ceiling with cove-shaped LED lighting, mimicking the accent lighting on the slatted media wall, as well as a view full of the much anticipated outdoor living space. The dining room next to the family room will debut a bar with a brass-finished hanging shelf, while the adjacent chef’s kitchen will feature a generously sized weathered ash-colored island and perimeter cabinetry in white oak, a slatted wood range hood, as well as top-of-the-line appliances, including two dishwashers, a 48-inch gas range and a wall oven with microwave drawer. To add to these exquisite entertaining features, a wine display will be right next to the kitchen, showcasing a textured stone tile wall behind shelving, as well as recessed accent lighting. Near the kitchen for added convenience, a combination pantry and laundry room will accommodate a second refrigerator.

The owners wing will be just outside the office and right next to the one and a half car garage. It will begin with two walk-in closets that will follow a luxurious master bath with black cabinetry, crystal marble flooring, dual sinks, a deep soaking tub, and a large glass-enclosed walk-in shower. This modern, natural oasis will channel the exterior with views of a private garden, featuring grass-paved steps, a textured stone water feature wall, a Theory-Design-designed Buddha sculpture and vine walls – capturing both lush landscaping and nirvana-style space. Back inside, a morning bar will greet owners in the master suite – with a seating area to enjoy some blissful silence.

This estate home will end with the large entertaining outdoor living area. The outdoor kitchen will offer a large island, a built-in gas grill with a range hood covered in textured tiles and against a granite countertop, as well as an adjoining dining area for eight people. Meanwhile, the covered lanai with 65” ceiling fan will provide comfortable seating by the see-through fireplace with textured tile cladding – beneath a tongue-in-groove stained ceiling and just before a custom pool and spa with access. to a pool bath. Furnishings will include a U-shaped section and table, a rectangular coffee table, an aluminum ottoman, as well as armless armchairs and lounge chairs.

“Celeste and I have carefully considered every design detail, so that the whole house feels livable, yet modern. Natural finishes and materials paired with timeless details such as slatted wood walls and stone and tile textures will enhance the aesthetics of the design,” said Menaghlazi.

This estate house is under construction and is expected to be completed in 2023. The exquisite interior design will be finalized soon after.
